Greater Boston Eviction Attorney

Greater Boston Eviction Attorney

Evictions are all too common in today's uncertain economy.  Disputes with a non-paying or non-compliant tenant can be very stressful, time consuming, and ultimately costly to a landlord's bottom line. As a property owner and landlord, it's essential that you understand your legal rights and obligations concerning non-paying tenants, housing defects and complaints, security deposits, unauthorized occupants, and non-compliant tenants. Regrettably, many landlords and property managers wade into this area on their own, only to find the process to be more complex, procedure-driven, and tenant-friendly than they expected.

At Vaughn-Martel Law, our objective is to provide our clients with efficient and affordable legal representation in evictions, landlord-tenant litigation, disputes over housing conditions, security deposits, or breaches of a residential lease agreement. If you own rental property in the Greater Boston area, including Suffolk County, Middlesex County, Norfolk County, put our office to work for you today. Call or e-mail us to ask about our flat fee eviction pricing.

Fixed-Fee Eviction

For all eviction matters, our office charges clients based on a simple schedule of fixed fees.  Our fixed fees recognize that, while some evictions evolve into complex trials over the rights of both tenants and landlords, many evictions are resolved merely by sending a notice to quit, or by initiating an eviction action in court.  At all times, our goal is to remove your tenant in a lawful and efficient manner that minimizes your risk and exposure.

All out-of-pocket costs, including constable fees, summons fees, and filing fees, are the responsibility of the client.

Additional hourly fees apply only in the event that your tenant formally ‘contests’ the eviction by filing an answer in court, moving to dismiss the eviction, appearing in court to contest the eviction, or demanding the production of evidence through discovery.  In such an event, we charge our customary hourly fees in order to respond to and litigate these additional matters.  Our hourly fees will also apply for any time we spend preparing a formal agreement resolving the parties’ dispute and submitting it to the court for approval.

We always start our representation with a full evaluation of your tenancy, and making sure you understand any potential risks or liabilities that you may have as a landlord before taking the next step.
